The property to potentially be redeveloped consists of up to 42 acres of largely vacant office buildings and parking lots located along Business Center Drive in Reston, VA.
The application proposes an appropriately-scaled, neighborhood made up mostly of townhomes and similar for-sale residences and some multifamily residential apartments. New parks and a new grid of streets will be created, revitalizing this expansive property into a community of walkable blocks and appropriately-scaled buildings.
Fairfax County Schools are considering whether a portion of the site could be used for a new elementary school.

We anticipate building up to 600 townhomes and other for sale residences and up to 400 multifamily residential units. These residential units will support the improved infrastructure, placemaking, and ample parks/amenities to be constructed as well.

Floor-area ratio (FAR) is used to describe how much building square footage is on a property relative to the land acreage. FAR is a comparison of the amount of building floor space to the total land on the site.
At 1.0 FAR, the floor area would be equal to the site area. It's the equivalent of a one story building across the entirety of the site or a 4 story building across a quarter of the site. In this instance the majority of the housing will be made up of four story townhomes.
A 1.0 FAR will allow for new housing to be built while providing ample green space, parking, and infrastructure.
